We work from your existing drawings (PDFs, CAD, scans) or from point cloud / laser scan data for as-built model creation. All models are delivered in Revit (.rvt), with 2D drawing extractions, schedules, and exported formats as required.

Detailed BIM Modeling Services
Architectural BIM Modeling
Revit architectural models from LOD 100 concept through LOD 400 construction-ready — walls, floors, roofs, stairs, curtain walls, doors, windows, and custom Revit family creation. Compatible with Archicad and IFC exchange.
Clash Detection & Coordination
Multi-discipline coordination in Navisworks Manage — hard, soft, and clearance clash detection with clash report, resolution matrix, and Navisworks viewpoints. Weekly coordination meeting support available.
Structural BIM Modeling
Structural Revit models for steel, concrete, timber, and precast — including rebar modelling, connection details, and structural shop drawings at LOD 350/400. Integration with ETABS, SAP2000, and RAM analysis software.
Scan to BIM
As-built Revit models from laser scan / point cloud data (Leica, Faro, Trimble, Matterport). LOD agreed pre-modelling. ReCap point cloud registration included. Used for renovation, retrofit, and heritage projects.
MEP BIM Modeling
Full mechanical (HVAC ductwork), electrical (conduit, cable tray, lighting), plumbing, and fire protection Revit models — MEP shop drawings, equipment schedules, and fabrication-level detail at LOD 350/400.
COBie & FM Data Handover
COBie-compliant data export from Revit model for CAFM / CMMS integration. Equipment type sheets, component records, maintenance schedules, and warranty data — in COBie spreadsheet and IFC 4 formats.
